Nasser Al Ansari, Chairman of Just Real Estate, graduated in civil engineering from the University of Miami (USA), and holds an Executive MBA (EMBA) from HEC Paris. He has gained a wealth of experience across all areas of the real estate sector over the course of his career, and this allowed him to spearhead the launch of Just Real Estate.

What value does JRE add to the market and what is your strategy to be the real estate industry leader in Qatar?

JRE is a real estate investment company that offers an extensive range of real estate solutions, from sales and leasing to marketing communications, property management, facilities management, and development management. Our business plan differs from the conventional way the local market has been working. Our offer is more engineered, more institutional, and more selective with the products under our portfolio. These services set us apart from the competition as we provide the sale and leasing of some of the finest real estate in Qatar and beyond. Our new sales center is a one-stop-shop for real estate solutions and demonstrates our commitment to offering our clients a 360-degree service. During the first successful year of operations, which drove us forward in Qatar and beyond, we have tapped into the international market with projects in the US, UK, and Turkey. As we continue to grow, we will remain true to our core values of honesty and integrity and will continue building a deep level of trust and a strong bond with our clients. We have built a large database of individuals and companies to whom we can provide real estate services. We are not into mass production; we have a unique property offer that creates value for our client as a return on investment as well as a comfortable living and location.

Last year, JRE unveiled its flagship development, THE e18hteen. What makes this project unique in Qatar and how do you assess its attractiveness to become a business hub in Lusail?

THE e18hteen is a modern design masterpiece. Inspired by the historic Qatar dhow, the building was purposely created for its Lusail Marina location, with the exterior façade of the podium level designed to look like rippling water. The building’s designers considered every detail, down to the sheltered principle entrance that corresponds to the direction of the mainly north-westerly winds experienced in the area. THE e18hteen is attractive to corporate tenants because of the 360-degree business and leisure services available. Today’s business tenants demand fully integrated services and in order to meet those needs, and THE e18hteen is equipped with premium quality amenities, including the latest in high-tech office solutions and spacious luxury meeting rooms, high-end restaurants, cafés, exclusive business lounge and retail outlets, with the additional benefit of stunning views over the Arabian Gulf. It has access to banking facilities and a state-of-the-art gym further highlight how the complex caters to the daily needs of office staff, helping to reduce stress and potentially boost productivity. Overall, we are offering something that is not on the market. That uniqueness extends further in that THE e18hteen offers buying options for local and expatriate investors, which is rare in the Qatari market.

Qatar enjoys a wide offer of hospitality and entertainment, including retail, F&B, and hotels. How do you combine these features in your portfolio?

All of JRE’s projects are located in premier locations and are intricately designed to cater for every need in order to deliver a complete luxury experience. For example, THE e18hteen is more than just a commercial tower. The inclusion of a gym, high-end dining options, and an exclusive business lounge, as well as retail outlets demonstrates our dedication to offering unrivalled amenities. Similarly, The View Residence is a destination of modern living incorporating a fitness center, resort-style swimming pool and stunning views and quality dining outlets in one location. Jenan, located in Lusail’s Marina district, stands out due to its focus on tenant wellbeing. With its blend of luxury apartments and retail space it represents a fantastic investment opportunity. Additional features such as a minimart, dining options, a swimming pool, and a fitness center make it attractive to a wide range of tenants. Meanwhile, La Verna Villas and Residences is ideal for family living with appropriate amenities and stylish villas designed with the Qatari culture in mind. With operations already in the UK, Turkey, and the US, what are your plans to expand your presence internationally?

Our primary focus is on the local market, which accounts for the 85% of our operations. However, our plans to grow will see JRE explore new options and avenues for our clients in the international markets, which will in turn help us to further diversify and vary our portfolio and enhance our reputation as an international real estate leader. We have already made great strides elsewhere in the world and now offer sales and leasing opportunities in three major properties in the UK. Riverwalk, Chiltern Place, and The Heron are high-end, ultra-modern residential buildings in the heart of London, offering unlimited opportunities for our clients. In the US, we see opportunities in Miami, New York, and Los Angeles, where I know a lot of good developers. Eighty Seven Park, located on Miami beach, is a unique holistic residential location that offers unmatched investment opportunities. Surrounded on one side by stunning parkland and pristine beach on the other, Eighty Seven Park is focused around community and family, yet is just 10 minutes from the world-famous cultural hub of South Beach and the lavish Bal Harbour Shops. We also offer unique investment opportunities in New York in the form of 75 Kenmare, a stunning, ultra-modern upscale development of 38 homes situated in the cosmopolitan hub of NoLita, at the crossroads of historic Manhattan neighborhoods NoHo, SoHo, Little Italy and Chinatown. JRE has also moved into the Turkish real estate market, where we manage the Quasar & Fairmont Residence Istanbul, an all-inclusive property comprising a residential tower under Quasar branding, office space and the Fairmont Residence and Hotel Tower, which incorporates a street-level shopping arcade.

What is your analysis of the current status of Qatar’s real estate market and what are the future trends and development projects that are going to lead the way in the country?

The Qatari real estate market is buoyant as the government of Qatar continues to invest heavily in infrastructure and mega projects, such as the new Doha Port and Qatar Rail’s project, and the population continues to grow rapidly. Together, this will result in strong demand for both residential property and commercial opportunities. With construction continuing apace for the 2022 FIFA World Cup and the Qatar National Vision 2030 in full swing there will be a plethora of prospects for investors and tenants and we strongly believe Qatar will continue to be a benchmark for the regional real estate sector.

What premium projects are you unveiling this year and what are your expectations for the 12 months ahead?

In addition to our new real estate sales center that was launched in March 2017, we are currently working on more than seven projects in Qatar, a mix of residential and commercial, while continuing with our expansion beyond Qatar territories, with projects in the UK, the US and, Turkey. We now facilitate opportunities in three major projects in the UK: Riverwalk, an ultra-modern apartment development situated in Westminster, on the banks of London’s River Thames; Chiltern Place, a high-end living complex in Marylebone Village, offering the latest in interior design and stunning views over the city of London; and The Heron, a 36-storey residential tower with special features including an eight-story atrium, stunning duplex penthouses, and an exclusive private residents’ club. We will continue to facilitate and grow the opportunities in the aforementioned projects in the US and Turkey, while continuing to expand our expertise and footprint in those markets to explore further avenues for our clients.
